What I tell buyers about Wallaceburg is that it is its own place, not a suburb of anywhere. People who live there tend to stay, and they are proud of their town. If you like being near the water without paying lakefront prices, I think Wallaceburg deserves a spot on your list.
Figures are live asking prices of homes for sale through my feed, not sale prices.

The Sydenham River is the heart of Wallaceburg. The town grew up around the water and its industry, and you can still see that history in the older brick buildings and the homes that line the riverbanks. Boating is part of life here, and Lake St. Clair is not far downstream.
Wallaceburg is a bit of a drive from Chatham, which is part of its character. It has its own shops, services and community life, so most days people do not need to leave town. Dresden is the next town up the Sydenham, and the countryside around both is farmland.
The housing stock leans older: brick and frame homes from the town's busier industrial years, many on decent lots with mature trees. You also find post-war bungalows and some newer builds on the edges of town. Homes along the river are a category of their own, and the questions to ask about them are a little different.
If you are looking at a riverfront or river-view home, I want us to know about the shoreline, any docking, how the property handles high water, and what insurance will look like before you firm up. None of that should scare you off. It just belongs in the conversation early.
Wallaceburg draws first-time buyers looking for value, families who want a real small town, retirees who want to be near the water, and people from bigger cities who are tired of paying big-city prices. It is also a town where an investor can find a duplex or an older home with room to improve. My landlords and investors page talks about how I look at those.
For sellers, that mix means your home needs to be presented for the most likely buyer. A riverfront home and a starter bungalow attract very different people. I will tell you plainly who I think your buyer is and how to reach them. Start with a home evaluation if you want a number first.
Ask about the shoreline and any dock, how the property has handled high water, and what insurance will cost. I help buyers get those answers before an offer is firm. See my buyer page.
Sometimes, from older homes with potential to the odd duplex. As a landlord myself I am happy to talk through the numbers with you. See landlords and investors.
Not always. The feed here carries only part of the Chatham-Kent market, so ask me and I will check what else is for sale.
