Estimates only, for homes with one or two single family residences. Farms, commercial and other property can be taxed differently. Rates and rules are set by the Province of Ontario and can change; your lawyer confirms the amount on closing.

How the tax is worked out

Ontario charges the tax in brackets, a bit like income tax. For a home with one or two single family residences, the rate is 0.5% on the first $55,000 of the price, 1.0% on the portion from $55,000 to $250,000, 1.5% from $250,000 to $400,000, 2.0% from $400,000 to $2,000,000, and 2.5% on anything above $2,000,000. The calculator adds up each bracket for you.

Ontario offers a land transfer tax refund for eligible first-time homebuyers, up to a maximum of $4,000. Whether you qualify depends on the province's rules, so check with your lawyer, who usually claims it for you on closing.

Other closing costs

Plan for legal fees, title insurance, a home inspection, adjustments for property taxes and utilities, and moving costs. Your lawyer can estimate these. Use the mortgage calculator to plan your payment, and see my buyer page for how the whole process works.
