Mortgage calculator

Put in a price, your down payment, an interest rate and an amortization period to see a rough monthly payment. Use the rate your lender quotes you. This is an estimate to help you plan, not a mortgage offer.

An estimate at a fixed rate compounded twice a year, with default insurance under 20% down. Your lender sets the real numbers, and I am happy to put you in touch with a mortgage professional.

Estimates only. Actual payments depend on your lender, rate, term and other factors. Minimum down payment rules and mortgage insurance are applied as general rules; your lender confirms what applies to you.

Using the numbers

Your mortgage payment is only part of the cost of owning a home. Add property taxes, insurance, utilities and maintenance, plus any condo fee. In the country, budget for well and septic upkeep too.

Talk to a lender or mortgage professional before you start looking seriously, so you know what you can borrow and what you are comfortable paying. Then have a look at the land transfer tax calculator for one of the bigger closing costs, and read how I help on my buyer page.

Fair questions.

What interest rate should I use?

The one your lender quotes you. Rates change often, so this site does not suggest one.

What is amortization?

The total time it would take to pay off the mortgage at the current payment. A longer amortization lowers the payment but costs more interest over time.

Can I see what I can afford?

A lender can tell you properly. This calculator helps you test prices and down payments while you look at homes for sale.
