Buying a home with me

A hand holding a set of house keys

Buying a home should feel exciting, not stressful. I help buyers in Chatham-Kent and London find the right place, ask the right questions and write a sensible offer, whether it is a first home in town, a bigger house for a growing family or a few acres in the country. I will tell you what I really think, and I will never push you into a house.

How I work with buyers

I start by listening. Where do you work? Who lives with you? Do you want a yard, a garage, a shop, or as little upkeep as possible? Do you picture yourself in Chatham, a smaller town like Blenheim or Ridgetown, out in the country, or in a London neighbourhood? Once I understand how you live, we can focus on homes that fit instead of chasing every listing.

Before we look seriously, talk to a lender and get a clear idea of your budget. The mortgage calculator gives you a rough monthly payment, and the land transfer tax calculator shows one of the bigger closing costs. Having those numbers early takes a lot of stress out of the process.

Looking at homes with a careful eye

When we walk through a house, I look past the paint and the staging. In older homes I pay attention to the roof, the furnace, the wiring, the plumbing, the windows and the basement. In the country I want to know about the well, the septic system and how the land drains. I built my own house in 2021, so I have a good feel for how a home goes together and what it costs to fix things.

I will always recommend a professional home inspection. It is one of the best things you can spend money on when you buy.

Making an offer

When you find the right home, I help you decide on a price and the conditions that protect you, like financing and inspection, and I explain every part of the agreement before you sign it. If there is competition, I will tell you honestly how I see it and leave the decision with you.

After your offer is accepted, I stay with you through the conditions, the paperwork with your lawyer and lender, and closing day. You will always be able to reach me with questions.

A note about the listings on this site

You can search homes for sale here any time, but in Chatham-Kent the feed behind this site carries only part of the market. Tell me what you are looking for and I will watch the whole market for you, so you do not miss the right house.

How buying with me works

  1. Step 1: We talk

A no-pressure conversation about what you want, where and why. Call or send a message.

  2. Step 2: Get your numbers

Talk to a lender and check your budget with the mortgage calculator.

  3. Step 3: Look at homes

We tour the homes that fit, and I point out what I see, good and bad.

  4. Step 4: Make an offer

We agree on price and conditions together, and I explain every line before you sign.

  5. Step 5: Conditions and closing

Inspection, financing, your lawyer, and then the keys. I am with you the whole way.

Fair questions.

How much do I need for a down payment?

It depends on the price of the home and your lender. Canada has minimum down payment rules, and the mortgage calculator applies them. Your lender will confirm what applies to you.

What closing costs should I plan for?

Land transfer tax, legal fees, title insurance, inspections, moving and setting up utilities are the usual ones. The land transfer tax calculator covers the biggest one, and your lawyer can estimate the rest.

I am a first-time buyer. Where do I start?

Start with a conversation and a talk with a lender. Ontario offers first-time buyers a land transfer tax refund, which the calculator shows. Then get in touch and we will go from there.

Can you help me buy in both London and Chatham-Kent?

Yes. I started in London in 2010 and now live in Chatham-Kent. See communities.
