Landlords and investors

I am an active landlord myself, and I built my own home in 2021, so I look at investment property from the owner's side of the table. I help people buy and sell rental homes, duplexes and properties with room to improve in Chatham-Kent and London, and I will give you a straight opinion on whether the numbers work.

Looking at a property like an owner

A rental has to work on paper and in real life. I look at the rent the property can reasonably earn, the costs that come with it, and the condition of the things that wear out: roof, furnace, water heater, windows and plumbing. Building my own home gave me a good sense of what repairs and upgrades really involve.

If a property has a second unit, we need to know it is legal and safe, because that affects insurance, financing and your peace of mind. I help you get those answers before you firm up.

Where investors look

In London, older areas like Old East Village have homes and doubles that suit investors, and buyers near Masonville sometimes think about the university. In Chatham-Kent, towns like Chatham and Wallaceburg have older homes with potential at prices that can make sense.

I do not give tax or legal advice. I work alongside your accountant and lawyer, and I am glad to give you a landlord's view of the practical side.

Selling a rental property

Selling a property with tenants in it takes planning and respect for the people living there. Ontario has specific rules for tenancies, and your lawyer will guide you on them. I help with the timing, showings and marketing, and with finding buyers, whether they are investors or people who want to live in the home. A home evaluation is a good starting point.

How I help investors

  1. Step 1: Talk goals

Cash flow, long-term value, a home for family, or a mix.

  2. Step 2: Run the numbers

Rent, costs and repairs, honestly. Use the mortgage calculator for financing.

  3. Step 3: Inspect closely

Building condition and any second unit, checked before you commit.

  4. Step 4: Offer and close

With your lawyer, lender and accountant on the team.

Fair questions.
