Selling your home with me

A white two-storey farmhouse with a curved front porch and a wood front door

Selling a home is a big decision, and you deserve straight answers. I help sellers in Chatham-Kent and London price their homes honestly, get them in front of the right buyers and handle the offers and paperwork with care. You will always know where things stand.

Starting with an honest price

Price is the biggest decision you will make when you sell. I look at what similar homes nearby are listed for, how long homes are taking to sell and what makes yours different, then I tell you what I honestly think. I would rather give you a number you can sell at than one that just sounds nice.

If you want to start with a number, ask for a home evaluation.

Getting your home ready

You do not need to renovate to sell. Most of the time a good clean, a few small repairs, less clutter and some attention to the front of the house make the biggest difference. I will walk through with you and tell you plainly what is worth doing and what is not.

If you are selling a farm or country property, there are extra things to pull together, like information on the well, septic system and land. My farm and rural property page explains those.

Marketing that reaches your buyers

Your home goes on the MLS® System with good photos and an honest description. Where it suits the home, I use virtual tours and social media too, alongside plain old-fashioned phone calls to people who might be interested. The goal is to reach the buyers most likely to want your home, whether they live down the road or in another city.

Buyers for homes in Chatham-Kent often come from London, Windsor and the GTA as well as from right here, and buyers in London come from all over. I market with that in mind.

Offers, conditions and closing

When offers come in, I explain each one in plain language, including the price, the conditions and the dates, and help you decide how to respond. After you accept, I keep things moving through inspections, financing and the lawyers until closing day.

How selling with me works

  1. Step 1: We talk

About your plans, your timing and your home. Request an evaluation or send a message.

  2. Step 2: Price and prepare

I give you an honest price opinion and a short list of what is worth fixing.

  3. Step 3: List and market

Photos, description, MLS® System, and the right channels for your buyers.

  4. Step 4: Offers

I explain each offer in plain language and help you respond.

  5. Step 5: Closing

I keep things moving with the buyer's side and the lawyers until the day you hand over the keys.

Fair questions.

What is my home worth?

It depends on your home, your street and what is for sale around you right now. Ask for a home evaluation and I will give you my honest opinion.

Should I renovate before I sell?

Usually not. Cleaning, small repairs and decluttering tend to pay off better than big renovations. I will tell you what is worth doing for your home.

Should I buy first or sell first?

It depends on your finances and the market. We can talk through both, along with your lender. Get in touch.

Can you sell a farm or rural property?

Yes. I own a fifth-generation family farm, and farm and rural property is one of my main focuses. See farm and rural property.
