I built my family's home on our fifth-generation farm, and farm and rural property is one of the three things I focus on. When I walk a rural property with you, I am looking at it the way a farmer would: the land, the drainage, the buildings and the water, not just the kitchen.
Figures are live asking prices of homes for sale through my feed, not sale prices.

Rural Chatham-Kent is flat to gently rolling farmland, some of the most productive in the province, with the Thames River cutting through the middle and Lake Erie along the south. The roads run in long straight lines between fields, and the small places along them, hamlets like Merlin, Morpeth, Paincourt, Kent Bridge and Shrewsbury, are often just a church, a few houses and a crossroads.
Between the towns you will find old farmhouses, newer homes on severed lots, hobby farms with a barn and a pasture, and large working farms. If you want town services nearby, look at the edges of Blenheim, Ridgetown, Dresden or Highgate.
A rural home has systems a town home does not. Most have a well instead of municipal water and a septic system instead of a sewer. I want you to know the water quality and quantity, the age and condition of the septic system, and how the property drains, because farmland here relies on good drainage.
Zoning matters too. What you can build, whether you can keep livestock, and whether a lot can be severed are all set by the municipality, and the answers can differ from one property to the next. I check those things for each property instead of guessing. Outbuildings, fencing, road frontage and the condition of any barn are also part of the picture. My farm and rural property page goes into more detail.
Buying farmland is a business decision as much as a home purchase. Soil, tile drainage, field layout, access for equipment and the state of the buildings all affect what a farm is worth to you. I am happy to talk through those things with you, and to work alongside your lender, lawyer and accountant.
Farms do not come up often, and not all of them reach the feed on this site. If you are serious, call me and tell me what you are looking for. I will keep an eye out across the whole market.
Selling a farm or country home means describing land and buildings honestly and getting the listing in front of buyers who understand them, from neighbouring farmers to families moving out from the city. I know how to talk to both.
If you are thinking about selling, start with a conversation or a home evaluation. You can also browse farms and country properties for sale in Chatham-Kent to see what is on the market.
Yes. I own a fifth-generation family farm in Chatham-Kent and built my family's home on it. Farm and rural property sales are one of the three things I focus on. See about me.
Water quality and quantity from the well, and the age, type and condition of the septic system. Lenders and insurers often ask about both. I help you get those answers before your offer is firm.
It depends on the property and the municipality's rules, which can change. I check with you on each property rather than give a general answer. See my farm and rural property page.
